Please read these terms before using Tenantory. By using this service, you agree to them.
1. What Tenantory is
Tenantory is a software tool that uses artificial intelligence to scan tenancy agreements for properties in England and provide information about clauses that may need closer attention. It is designed to help tenants understand their agreements more easily by highlighting relevant housing legislation in England.
Geographic scope. Tenantory is built specifically for tenancies in England. Wales, Scotland, and Northern Ireland have separate housing law frameworks that work very differently. We do not currently support tenancies governed by the law of those nations. If you submit a non-English agreement, the analysis may be inaccurate or inapplicable. For tenancies in Wales contact Shelter Cymru, in Scotland contact Shelter Scotland, in Northern Ireland contact Housing Rights NI.
You may use Tenantory by pasting your tenancy agreement text directly, or by uploading a PDF, DOCX, or TXT file. Where you upload a file, the text is extracted within your own web browser using client-side libraries before being sent for analysis. The file itself is not transmitted to our servers.
2. No legal advice
The information provided by Tenantory, including all automated scanner outputs, email reports, and on-screen guidance, does not constitute legal advice and is not a substitute for the professional judgment of a qualified solicitor. No solicitor-client relationship is formed through the use of this service.
Tenantory is not a law firm. It is not regulated by the Solicitors Regulation Authority. It does not provide reserved legal activities within the meaning of the Legal Services Act 2007.
Legal information and legal advice are fundamentally different. Legal information explains the law in general terms. Legal advice applies the law to your specific circumstances and can only be given by a qualified solicitor or other authorised legal practitioner. Tenantory provides the former, not the latter.
3. Accuracy and limitations
While we strive to ensure accuracy, Tenantory makes no warranties or representations regarding the completeness or reliability of its findings. Our analysis uses artificial intelligence, which can make mistakes, misinterpret context, or fail to capture every nuance of a specific contract.
Housing laws in England are subject to change. While we work to keep our service current, including reflecting the Renters' Rights Act 2025 which came into force on 1 May 2026, we cannot guarantee that every finding reflects the latest case law or legislative change. You should independently verify any finding before relying on it.
4. Seek professional help for serious matters
If you have specific concerns regarding your housing rights, are facing eviction, considering withholding rent, pursuing a claim against your landlord, or have any other significant dispute, we strongly recommend consulting:

Do not rely solely on Tenantory's output when making significant financial or legal decisions.
5. Eligibility
You must be at least 18 years old to use this service. By using Tenantory you confirm that you are 18 or over and that you are using the service for lawful purposes only.
6. Acceptable use
You may use Tenantory to analyse tenancy agreements that:
- Relate to a residential property in England
- You are a party to, or you have been authorised by a party to analyse
You must not use Tenantory to:
- Upload documents containing third-party personal data without authorisation from those individuals
- Attempt to reverse-engineer, scrape, or systematically extract data from the service
- Use the service in any way that violates applicable law
7. Payments and refunds
The detailed report is £4.99 per scan. Payment is processed securely via Stripe. We do not store your card details. Prices are displayed inclusive of VAT where applicable.
If you are not satisfied with a paid report, contact us within 7 days at support@tenantory.co.uk and we will issue a full refund. This does not affect your statutory rights under the Consumer Rights Act 2015.
8. Intellectual property
The Tenantory software, branding, and website design are our intellectual property. The analysis output generated for your specific document belongs to you for personal use. You may not resell or commercially redistribute analysis outputs without written permission.
9. Limitation of liability
To the fullest extent permitted by law, Tenantory shall not be liable for any loss, damage, or expense arising from your reliance on the information provided by our scanner tool or any communications from this service. Use of this service is at your own risk.
To the maximum extent permitted by law, Tenantory's total aggregate liability to you for any claim arising from use of this service is limited to the amount you paid for the scan in question, or £10 where no payment was made. We are not liable for indirect, consequential, or economic losses, including but not limited to loss of profit, loss of opportunity, or loss of reputation.
Nothing in these terms limits liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation, or any other liability that cannot lawfully be excluded or limited under UK consumer protection law including the Consumer Rights Act 2015.
10. Governing law
These terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
